The Ohio Code has the specific rules and regulations that are to be followed for Landlords and Tenants that have rental agreements in the state of Ohio. Some of the important details regarding the eviction process for Ohio are in the Ohio Code, under Chapter, 5321.17 Termination of Tenancy. The provisions loosely state the following:

  • The rules for termination of tenancy based on a week to week or month to month rental agreement.
  • The termination procedures for the tenant and the landlord due to violations of the agreement.
  • The requirements for the notification of a termination of an agreement.

The Ohio code explains the foundation of rules and procedures for the eviction process and the requirements that a landlord shall follow in implementing a termination of tenancy. However, specific disagreements and disputes are not handled at the code level. In order to settle matters that arise over rental agreements, leases and subletting matters, it is very important to consult with an attorney that has experience in handling Ohio eviction law.

There are many legal disputes that arise from disagreements over the rights and responsibilities that a tenant and landlord actually have. It is imperative to carefully review the details of a rental or lease agreement prior to signing the agreement. Ignorance or lack of comprehension of the contents of a lease or rental agreement does not release liability from responsibility for the agreement. The signing of the agreement constitutes comprehension of the agreement and will prove acceptance of the terms and conditions that are contained within the contract.
